November 30, 2007 - SAN ANTONIO - B&M Healthcare Facilities, Ltd. (B&M), in conjunction with DAG Healthcare, a division of Dominion Advisory Group, Inc., announces the acquisition of its second medical office building, the South Texas Cardiovascular Center, located in San Antonio's South Texas Medical Center as well as its first medical facility for its 69-acre mixed-use development located in San Antonio's Stone Oak area, adjacent to the new Methodist Stone Oak Hospital which will open in 2008. South Texas Cardiovascular Center (STCC), located at 4330 Medical Drive on the southeast corner of Ewing Halsell and Medical Drive, consists of a 52,000-square-foot, five-story medical office building that is sky bridged to the largest concentration of hospitals in San Antonio: Methodist Hospital, Methodist Heart Hospital and Methodist Children's Hospital. STCC also has a separate14,000 square foot, one-story medical services building. Sitting on four acres of land, the buildings will be part of a much larger complex that will get a new name. Phase I of the expansion includes a 120,000-square-foot medical office building with a structured parking garage. Construction on phase I will begin in summer 2008. 3DI/Parsons International is the project architect and Carter Burgess is the project engineer. "The timeline for completion on phase I is about two and a half years," said Lee Jackson, vice president of DAG Healthcare. "We are currently working with a few large physician groups that will anchor the project. Physicians that require high visibility in the Medical Center, on the best corner, attached to Methodist Healthcare System which is the healthcare leader in San Antonio, are talking with us now to secure their space." Located on 69 acres of land at Hardy Oaks and U.S. Hwy. 281 and directly adjacent to the new Methodist Stone Oak Hospital located on Sonterra Boulevard, Agora Palms is a master planned development with a health and wellness emphasis that will eventually consist of medical office buildings, a long-term acute care hospital, physical therapy and wellness centers, assisted living/skilled nursing centers, class "A" corporate office buildings, hotels and complementary retail and restaurants. "Agora is Greek for gathering place and that is the kind of community we envision for this development," said Larry Baumgardner, CCIM, principal of Dominion Advisory Group, Inc. and a partner in B&M. "With the continued growth of the Stone Oak area, our goal is to create an up-scale development that serves the space users around us - Methodist Hospital, Tesoro World Headquarters and a half-a-million consumers that live within a ten mile radius." Phase I of Agora Palms includes a 120,000-square-foot medical facility. Construction is anticipated to begin in fourth quarter of 2008. The building would then come on-line in the first quarter of 2010. The first medical office building for B&M and DAG Healthcare was acquired in October 2007, Physician's Plaza II, located on the campus of Methodist Specialty and Transplant Hospital in San Antonio's South Texas Medical Center. ### To obtain high resolution photos or to arrange interviews, contact Leanne Davis at 210.227.0221 ext. 255.
